Leasing Only Leasing & Management

Marketing

Tenant Screening

Leases

  • Provide and complete a thorough Lease Contract in compliance with all local, state, and federal laws.

Security Deposits

  • Collect security deposit from tenant within three days of signing a new lease.
  • Hold deposit in a legally-compliant trust account.
  • Prepare detailed deposit reconciliation at conclusion of lease.

Check-In / Check-Out Inspections

  • Conduct and record a detailed inspection of the property's condition including interior and exterior photos prior to the tenant moving in, and after the tenant has vacated.

Maintenance

  • Field maintenance requests from tenants and owners.
  • Coordinate repairs and maintenance with licensed and insured vendors for move-ins/move-outs, and throughout the the lease.
  • Provide 24-hour service line for after-hours emergencies.
  • Perform semiannual walkthroughs to view interior and exterior of property.
  • 8z does not profit from any repairs or maintenance, and does not mark up invoices.

Rent and Owner Distributions

  • Provide online portal for tenant rent payments, and enforce rent due dates.
  • Deposit monthly proceeds via secure ACH transfer directly into owner's bank account.

Reporting and Accounting

  • Provide monthly statements, accessible through an online owner portal, showing all transactions on the account in the prior month, as well as any copies of work orders, receipts, or invoices for maintenance performed.
  • Prepare year-end of 1099 forms, as well as full-year cash flow statements summarizing all income received and expenses paid throughout the year.
